Homeowners’ Association Manager

If you own a flat in Germany, you automatically become a member of the homeowners’ association for the property your flat is part of. The association is responsible for any decisions concerning the property, including finances, modifications to grounds and buildings, maintenance and repair, insurance and supply contracts. In most cases, a homeowners’ association manager is appointed, who then takes care of these things.

Even if your association has hired a manager, however, you still have a say when it comes to important decisions. The authority and responsibilities of a homeowners’ association manager are prescribed by law, and financial plans, annual settlements and major construction projects still have to be approved by the annual owners’ meeting. Your manager merely takes over the running of the property on a daily basis, does all the paperwork and keeps you up to date, so you can make informed decisions when it comes to it.
